What types of property do you source?
We work across residential, commercial and mixed-use property, including houses, flats, shops, offices, light industrial units and buildings combining commercial and residential accommodation.
Are all your properties off-market or below market value?
No. A worthwhile property opportunity is about more than simply being “off-market” or cheap. We consider the price, location, condition, income potential, strategy, risks and the circumstances of both parties.

Why would I sell with you rather than use an estate agent?
The service is different. Some sellers value discretion, a flexible timescale, direct access to investors or simply a straightforward conversation about what options may realistically be available.
Am I under any obligation after speaking to you?
No. The first conversation is confidential and without obligation. We take time to understand the property and your circumstances before suggesting whether there may be a sensible way forward.
Do I have to accept an investor's offer?
No. Any decision to proceed remains entirely yours. We explain the proposed terms clearly so you can decide whether the offer and timescale work for you.
How quickly can my property be sold?
That depends on the property, buyer, funding, legal work and individual circumstances. If speed matters, we can make it part of the brief, but we will not promise an unrealistic completion date simply to win your business.

How do you know what type of property I am looking for?
We start by agreeing your investment brief, including location, budget, funding position, strategy, timescale and appetite for risk. That gives us clear criteria against which opportunities can be considered.
What information will I receive about an opportunity?
We aim to present the available facts, relevant figures, assumptions and key risks clearly, giving you enough information to decide whether the property warrants further investigation.
Do you carry out all of the due diligence for me?
No. We undertake sourcing and appraisal work, but investors remain responsible for their own due diligence and investment decisions, using appropriate legal, finance, tax, valuation and survey professionals where required.
Do you guarantee rental yields, profits or capital growth?
No. Property investment carries risk and future performance cannot be guaranteed. Any calculations, projections or anticipated returns should be considered as part of your own assessment rather than treated as a promise.

Fees & The Buying Process

How much does your property sourcing service cost?
Fees depend on the type of instruction and the work involved. We explain the applicable fees and payment stages clearly before you instruct us or commit to an opportunity.
When do I have to pay a sourcing fee?
The payment arrangements will be set out in the relevant agreement before you proceed. You will know what is payable, when it becomes payable and what service the payment covers.
What happens when an offer is accepted?
The transaction moves into the normal legal and due-diligence process. We help keep communication moving while the buyer, seller, solicitors and other professionals deal with their respective parts of the transaction.
Can I use my own solicitor, broker or surveyor?
Yes. You are free to appoint your own professional advisers, and independent legal, financial, tax and surveying advice is an important part of making an informed property decision.

Compliance & Protection

Why do you ask for identification and personal information?
Property businesses can be required to complete identity, anti-money-laundering and other compliance checks. We only request information that is reasonably required for the service, compliance or transaction.
How do you handle my personal information?
We handle personal information in accordance with our Privacy Policy and applicable data-protection requirements, and we do not collect information simply for the sake of it.
What happens if I have a complaint?
We would always aim to deal with any concern directly and fairly through our complaints procedure. Details of the appropriate escalation or independent redress route will also be made available where applicable.
